CALL TO ORDER/PLEDGE OF ALLEGIANCE

All of the Commission was present for the meeting.
ACCEPTANCE OF AGENDA:
The agenda was accepted as written.
PUBLIC COMMENT:
There were no comments on items not on the agenda.
PUBLIC HEARINGS:
1.
625 Toro Street.
TR and ER 176-05: Review of a 10-unit residential condominium
development and environmental review; R-4 zone; Narnaji Enterprise,
applicant.

Following a brief presentation, staff recommended that the Planning
Commission recommend approval to the City Council of the tentative
tract map and Mitigated Negative Declaration based on findings and
conditions of approval. Staff clarified for the Commission the
extent of vegetation removal, size of sound walls, and width of the
driveway. Ernie Kim, project architect, gave a summary of the
project from the applicant’s perspective and asked for the
Commission’s support of the project. There was no other public
testimony. Commissioner Stevenson made the motion for approval,
seconded by Commissioner Carpenter. The motion passed 7:0.
2.
Downtown Core.
R/TA and ER 50-06; Review of a proposed ordinance to control
building height and floor area ratio in the downtown core, and
environmental review; City of San Luis Obispo, applicant.

City staff provided the Planning Commission with a
detailed presentation of the proposed ordinance revisions to
implement recently revised building height policies for the City’s
downtown core area. The Planning Commission asked questions of
staff before opening up the public hearing. Twenty-eight members of
the public spoke and written testimony was provided by eleven
individuals and groups, including the Chamber of Commerce and the
American Institute of Architects Central Coast Chapter. After the
public hearing was closed, Commissioners made brief comments and the
meeting was continued to a date uncertain to provide the Commission
with additional time to review the written testimony and consider
the comments provided during the public hearing. Staff will also
review the information provided by the public during the hearing and
provide the Planning Commission with an evaluation of the testimony
and any changes that are recommended to the draft ordinance based on
public input. The Planning Commission is tentatively scheduled to
take up the item again at their July 25th meeting.
