Now Available

De Tolosa Ranch Apartments

As part of the new De Tolosa Ranch development in San Luis Obispo, 25 affordable apartments were included in the development. All units include washer dryer hookups, fully equipped kitchen, and balconies or patios. Other amenities include onsite pool and spa, fitness center and game room, and business room where tenants can use computers, fax and copy machine. Children are welcome. To qualify for the affordable units, prospective tenants must live in the County of San Luis Obispo and must work or attend school in the City of San Luis Obispo or surrounding urban area. The City's Housing Authority evaluates tenants’ income and residency information to determine eligibility. For more information, contact De Tolosa Ranch Apartments at (805) 543-7900.

De Tolosa Ranch

De Tolosa Ranch, a new residential subdivision near the intersection of Madonna and Los Osos Valley Roads, is now complete. 147 homes were developed and of these, 14 homes were sold by lottery to moderate income households. 123 of the homes are single-family detached and 24 are duplexes. Rancho Obispo Apartments

122 apartments have been developed by R.W. Hertel & Sons, adjacent to the De Tolosa Ranch Development. Of these, 13 are being rented at prices affordable to low and moderate-income households. For more information, contact Amanda Wagoner at Hertel, (805) 595-2488.

Judge’s House Townhomes, 1720 Johnson Avenue

Seven two- and three-bedroom townhomes, plus a two-bedroom rental apartment, have been completed on Johnson Avenue, near Lizzie Street. The development includes the historic Judge’s House.

Del Rio Terrace, 1325 Ella

Del Rio Terrace is a 40-unit apartment for low-income elderly persons. Located at the southwest corner of Johnson Avenue and Ella Street, the project is being developed by the San Luis Obispo Non-Profit Housing Corporation. Designed by local architect Jeff Dillon, the project borrows its architectural design from the Hathway house, a potentially historic home on the property that will be rehabilitated and become the activity center and manager’s quarters. The project is expected to be ready for occupancy by the end of 2005. Prefumo Creek Estates, 1855 Prefumo Canyon Road

A 35-unit single-family residential subdivision at 1855 Prefumo Canyon Road (just beyond Laguna Lake Mobile Home Park). The lots are being built out with detached, 3- and 4-bedroom houses. For more information, contact the developer Richard Loughead at (805) 773-7990.

Walnut Townhomes

Rockview Close

A 9-unit condominium project at 3301 Rockview (near Broad Street). The planned unit development includes two units that will be sold at prices affordable to moderate-income households. For more information, contact Andy Fetyko at (805) 547-1103.

Bolduan Condominiums, 290 Broad Street

A 7-unit residential condominium planned development located at 2903 Broad Street; the project includes 6 two-bedroom condos and one studio unit. For more information, contact Dave Bolduan at (805) 549-9222.

3085 South Higuera

People’s Self-Help Housing is proposing a mixed-use development of 30 apartment units and 6,000 square feet of commercial space. The apartments will all be affordable, particularly to the low- and very-low income households of the community. 1231 Laurel Lane

The proposal is a 7-unit detached apartment project. Project has been reviewed and approved by the ARC. The City Council held a hearing on July 19, 2005 and determined that the project is consistent with the General Plan’s policies for development in the high density residential zones. Under Construction

Several new residential developments are under construction, with some likely to be available for occupancy within six months to one year. Here’s a preview of some of the housing developments underway:

3592 Broad Street

This parcel of land commonly referred to as the Holdgrafer property has been rezoned and approved for a mixed use project. The property is just south of the old Vons site on Broad Street and lies between Sacramento and Broad Street. The proposed project is 30,000 square feet of commercial and 70 dwelling units, including 6-10 “affordable” units. For more information please contact Hamish Marshall at 805-544-3557.

Cinderella Carpet One

A mixed-use project has been approved at Broad and Capitolio (3510 Broad Street). Project contains a carpet showroom and warehouse space with 6 second floor apartments. The project will include an affordable apartment(s). For more information contact Louisa Smith at 805-544-6615.

3580 Sacramento Drive

Sun Valley

Building Permits Pending

There are plans that have received planning and environmental approvals and have applied for building permits. Construction plans are required to be checked to ensure they meet all code requirements before permits are issued.

Nine Cottages of Johnson, 1771 Johnson Avenue

Seven one-bedroom homes and two studio apartments have received approvals from the Architectural Review Commission, City Planning Commission, and City Council. The project is located at 1771 Johnson Ave. For more information, contact the developer, Mark Rawson, at (805) 541-6294.

55 Broad Street

This senior housing complex at the corner of Broad and Ramona Streets will be the fourth senior facility adjacent to the existing Village apartments.  The new project will include 20 senior units and a parking structure. 849 Mill Street

The developer is proposing to demolish the existing 4 units on the site and build 5 new apartment units. Project is located at the corner of Mill and Chorro Streets. The project has been approved by the ARC and is ready for building permit review. The project will include one affordable unit; either on-site as part of the development or by dedication of an off-site unit. Bridge Street Project, 215 Bridge Street

A revised project consisting of sixteen homes, three with Secondary Dwelling Units, is currently being reviewed. Two of the units will be sold at prices affordable to moderate-income households. The project is located ate 215 Bridge Street. The project has received Planning Commission and City Council approval. Final ARC approval was received in August, 2005. Laurel Creek (formerly Creekston and Tumbling Waters)

These two adjacent projects are made up of several parcels on Orcutt Road near Broad Street. Hearings before the ARC, Planning Commission, and City Council were held in summer/fall, 2005 and the projects have both been approved. The Creekston project proposes 86 dwelling units ranging one-bedroom units, courtyard homes, lofts, and single-family residences, including 3 affordable units. Also proposed is Commercial Service space and a day care facility. Tumbling Waters proposes 180 dwellings including cottages, “mansions” and “manors”. Tumbling Waters will provide 2 Inclusionary affordable units and 10 additional affordable units under the State’s BEGIN program. Both projects are good examples of “affordable-by-design” and will also contain deed-restricted housing for moderate-income households. 499 Brizzolara

A 7-unit development. The Planning Commission and City Council reviewed and approved the project in fall, 2005, and the project is scheduled for final architectural review in August, 2006. For more information contact Kirk Consulting 805-461-5765.

2932 Augusta

499 Chorro Street

562 Sandercock

A five (5) unit condominium project, including one affordable unit. The Project has been approved by the ARC and is scheduled to go to the Planning Commission in early 2006. For more information contact Aaron Gannage 805-528-0861.

Stenner Street Townhomes

Condominium Conversions (2)

1. 2975 Rockview Place – 20 two-bedroom units, including one unit to be designated “affordable” for moderate-income households. Contact: Pam Jardini 805-541-2394

2. Parkwood Village (1017-1043 Southwood Drive) – 168 units (128 two-bedroom, 30 one-bedroom, and 10 studios). Righetti House, 1302 & 1314 Palm Street

Parker Plaza, 2146 Parker

A redevelopment proposal has been submitted to add a mixed-use component to this commercial site in the Mid-Higuera Area. The project would include 20 multiple-family residential units and approximately 14,000 square feet of new retail/office space in addition to the existing 10,000 square feet of commercial space.
