Architectural Review Commission Meeting Update
Regular Meeting


August 17, 2009                           Monday                                     5:00 p.m.

ROLL CALL:      Commrs. Jim Duffy, Suzan Ehdaie, Steven Hopkins, Chris Weber, Greg Wilhelm, Vice-Chair Anthony Palazzo, and Chairperson Allen Root 

Commr. Hopkins was absent. 

ACCEPTANCE OF AGENDA:   

The agenda was accepted as submitted

PUBLIC COMMENT:   

There was no public comment other than on regular agenda items. 

PUBLIC HEARINGS: 

1.   392 Prado Road.  ARC 149-08; Review of a new medical office development; BP/O zone; Prado Road Development, LLC, applicant.  (Pam Ricci)

On a 6:0:1 vote, the ARC granted final approval to the project, based on findings and subject to conditions.  The ARC modified three recommended conditions, two related to building details, and the third clarified the treatment of areas designated as possible future tandem parking.  The Commission was pleased with the changes made since the project was originally submitted to decrease the sizes of buildings and provide a better transition to the residential development to the north.  The consensus was that the early conceptual review was successful in providing direction to the applicant to modify plans to be more in keeping with standards and guidelines of the Margarita Area Specific Plan. 

COMMENT & DISCUSSION: 

2.    Staff: 

a.  Agenda Forecast – Pam Ricci provided an agenda forecast for the upcoming meeting, noting that it would be held on Tuesday, September 8th because of the Monday Labor Day holiday. 

3.    Commission: 

a.  Minutes:  July 20, 2009, and August 3, 2009 – The minutes of July 20th were accepted as submitted; the August 3rd minutes were continued because there was a lack of a quorum of Commissioners who attended that meeting.

b.  Recent Project Review – Lessons Learned

The meeting adjourned at 6:30 p.m.
