Architectural Review Commission Meeting Update
Regular Meeting

July 18, 2005                             Monday                                 5:00 p.m.

ROLL CALL:        Commrs. Allen Root, Jim Lopes, David Smith, Greg Wilhelm, Charles Stevenson, Vice-Chair Michael Boudreau, and Chairman Zeljka Howard

All of the Commissioners were present.

ACCEPTANCE OF AGENDA:

Item No. 2 was considered first.

PUBLIC COMMENT: 

There was no public comment other than on regular agenda items.

PUBLIC HEARINGS:

1.   215 Bridge Street. ARC 64-03; Review of building designs and site plan for residential and commercial planned development; M-PD zone; Bridge Street Corporation, applicant. (Phil Dunsmore) Continued to August 1, 2005

2.   623 Serrano Drive. ARC 31-05; Review of a request to allow a new single family home with creek setback exceptions; R-1 zone; Amye & David Osti, applicant. Continued from June 20, 2005. (Tyler Corey)

On a 5-2 vote (Commrs. Wilhelm and Lopes voting no), the ARC continued consideration of the project to a date uncertain and provided the following direction to the applicants: 1) Submit a hydrologic study conducted by a licensed civil engineer or provide existing documentation from previous studies that identifies the elevation of a 100-year flood event for the site; 2) Use the identified 100-year flood elevation as the physical top of creek bank; 3) Consider requesting a street yard setback exception to allow a garage up to 10 feet from the front property line and habitable space up to 15 feet from the front property line; 4) Any home design proposed for the site should not bridge the creek, however, if access to the back half of the lot is pursued, consider a small pedestrian footbridge; 5) Any building encroachment into the 20-foot creek setback area will be considered with the full site development design.

3.   Brizzolara Street. ARC 9-05; Review of new common interest subdivision home designs; R-1-S zone; Kelly Gearhart, applicant. (Jaime Hill) Continued to August 1, 2005

4.   174 Suburban Road. ARC 5-05; Review of two new commercial structures; C-S-S zone; KDS Enterprises, applicant. (Buzz Kalkowski) Continued to August 1, 2005

A. Agenda Forecast - Tyler Corey provided an agenda forecast, noting that the next regular meeting would be on Monday, August the 1st.

The meeting adjourned at 7:00 p.m. to a regular meeting scheduled for Monday, August 1, 2005, at 5:00 p.m., in the Council Hearing Room at City Hall, 990 Palm Street.
