Architectural Review Commission Meeting Update
Regular Meeting

June 2, 2008                            Monday                                 5:00 p.m.

ROLL CALL:      Commrs. Jim Duffy, Steven Hopkins, Zeljka Howard, Jason Kambitsis, Anthony Palazzo, Vice-Chair Greg Wilhelm, and Chairperson Allen Root 

All of the Commissioners were present. 

ACCEPTANCE OF AGENDA:   

The Commission considered the minutes and staff provided an agenda forecast prior to the discussion of the public hearing item to allow the applicant time to set up their 3-D, fly-through video. 

PUBLIC COMMENT:   

There was no public comment other than on regular agenda items. 

PUBLIC HEARINGS: 

1.        3229 Broad Street.  ARC 173-07; Review of mixed-use project with 4,000 square feet of commercial space and 8 residential units; C-S-S zone; Hamrick Assoc., applicant.  (Brian Leveille) 

On a 7:0 vote, the ARC granted final approval to project plans, based on findings and subject to conditions.  The Commission liked the modern design and was comfortable with the applicant’s explanation regarding grading and drainage strategies.  They considered a letter from Alex De Leon, the property owner to the south, but felt that his massing concerns with the proposed project buildings were overstated.  Mr. De Leon was not present at the hearing.  The ARC added a finding to allow cable fencing on top of one of the rear retaining walls, conditions regarding a change in the proposed roof color (not black), additional articulation on the north elevation of the commercial building, additional fenestration under the high arch of the commercial building, and site improvements that are selected to coordinate with the building architecture.
