Monterey Place Mixed-use Project
On April 2, 2018, the Architectural Review Commission approved architectural and programmatic revisions for a new mixed-use project located at 667 and 679 Monterey Street. The project site includes the Historic Leitcher Building, which is a Folk Victorian historic structure that is nearing completion of the previously approved rehabilitation as part of Phase 1 of the project. The project includes multi-story structures with lower level commercial space and 30 residential units, 8,500 square feet of commercial space, a restaurant pad facing along the creek walk area, and subterranean parking. The project also includes a pedestrian paseo which provides a mid-block connection from/to the site of the future Palm/Nipomo Parking garage across Monterey Street, through the project site, and to the creek walk and Higuera Street beyond. The project’s architectural design has an overall modern style with the inclusion of Mission and Spanish Colonial architectural themes to reflect historic architecture in the vicinity. The project will implement General Plan Policies by providing housing in a mixed-use development in the downtown core with pedestrian oriented ground floor commercial spaces and upper level residences.
